Housing Associations
Click here to view a list of Housing Associations which operate within the district of North East Derbyshire. Rykneld Homes and North East Derbyshire District Council continue to work hard to identify other sources of housing and to increase the amount of housing stock which is available to let.
Rykneld Homes has agreements with all the Housing Associations listed and is able to advertise their properties when they become available and also put forward applicants who may be suitable. This is called a ‘nomination'. This list helps you to identify which areas these Housing Associations operate in and also what property types they have in these areas.
The Housing Associations operate their own allocation policies and any offer will be subject to you fulfilling the criteria which the Housing Association requires. You are still able to bid on properties whilst the Housing Association considers your application, however, once you have accepted the property you will not be considered for any further offers.
When advertising these properties we clearly mark the Housing Association that is the landlord. If you bid on a Housing Association property and you are successful you will be contacted by the Housing Association which will discuss arrangements with you.If you accept a Housing Association property it is important to understand the type of tenancy you will be offered. Most Housing Associations operate a 12 months probationary period and you will not become a secure tenant until after this time. This is similar to Rykneld Homes which offers an introductory tenancy for 12 months. This changes to a secure tenancy after this period. Also you do not have the option of right to buy on Housing Association properties. You only have a right to acquire and to exchange subject to your new tenancy conditions
It is advised that if you are uncertain about your rights you should seek independent legal advice or contact the North East Derbyshire Citizens Advice Bureau on 0844 848 9800 which will be able to give you advice.
