Multiple Viewings and Decoration Allowances

       


Decoration Allowance

In order to ensure that our relet properties meet the 'Lettable Standard', a decoration allowance may be paid to the incoming tenant(s) to assist with the cost of redecoration.  This allowance will be determined during your accompanied viewing, where you will be able to view the property and the Rykneld Homes Officer will advise you if a decoration allowance will be awarded.

A decoration allowance is only awarded for room where there is damaged or torn wallpaper and is given to assist the new tenant(s) with their decoration costs.

The allowance is assessed by room and has a maximum amount payable:

  • £30 for the kitchen
  • £30 for the living room
  • £30/£70 for the hallway and stairs, this is dependent on the property type
  • £30 per bedroom
  • £30 for the bathroom
  • £20 for the ground floor WC, if applicable

The maximum decoration allowance payable is £300 and is assessed in accordance with the property size and condition.  Not all properties will be awarded a decoration allowance.  The allowance is only awarded to if the property does not meet the current 'Lettable Standard'.  Click here to view the Rykneld Homes Lettable Standard.

If a decoration allowance has been awarded, this will be discussed during your accompanied viewing and also when you sign up for your property.

The decoration allowance voucher is in the form of a card which allows tenants to purchase restricted decoration supplies from a local Homebase store (DIY) once works have been approved.  The card will be valid for six months only.

Once you have signed for your new tenancy, if you have been awarded an allowance you will receive a confirmation letter stating the exact allowance amount.  You will then receive your Homebase card through the post.

 Multiple Viewings

Successful applicants will be contacted shortly after the closing date to arrange an accompanied multiple viewing of the property.  Each successful applicant will receive one offer only per cycle.  At the end of each cycle, a list of properties that have been will be available, showing the address of the property (not house/flat number), the band and waiting time of the applicant who was offered the property following the closing date.  No personal information about the successful applicant will be shown.

The results are provided so that unsuccessful applicants can see the banding and waiting time of the the successful applicant and also get an indication of how long they may have to wait for a particular locality/dwelling type.

Can offers be refused?

Offers can be refused and applicants will not be penalised for this.  However, reasons must be given for refusal.  When an applicant has been offered and refused six properties, they will be interviewed to review housing need and receive any other housing advice they may need.

If you are not happy with a decision made by Rykneld Homes

If applicants are unhappy with any decisions made by Rykneld Homes, they can request a review in the first instance.  Following this, there will be the right of appeal.
