A new housing scheme with support, for older adults designed and developed

by South Yorkshire Housing Association with funding from the Homes and

Communities Agency, in partnership with Derbyshire County Council, North-

East Derbyshire District Council and Derbyshire County Primary Care Trust.

The new scheme comprises:

• 44 two bedroom apartments. 6 are Wheelchair Standard, all are

wheelchair accessible.

• 22 for rent

• The rest for outright sale and Homebuy, which is a type of

shared ownership scheme (a purchaser would purchase a

percentage of the property and rent the remaining part).

The scheme has excellent shared facilities, this includes:

• Lounges

• Café

• Hairdressing salon/activities room

• Laundry

• IT suite

• Relaxation bathroom and a bathroom for assisted bathing.

• There are also landscaped gardens.

• A guest bedroom is available for a small fee.

Each apartment has:

• Crime prevention features, including access controlled by you to

your own front door

• Two bedrooms

• large living room

• Fitted kitchen including oven and hob

• Separate bathroom with a walk-in shower

• Gas central heating

• Double glazing

• Space for someone in a wheelchair to move around.

 To rent or purchase an apartment, you must be over 55.

There are two offices on the ground floor of the scheme. One will be staffed

by SYHA, to deal with housing management and housing support issues. The

other will be for care staff from Derbyshire County Council Social Services, to

provide care to people who have been assessed as requiring it.

We recommend that all applicants or purchasers contact Housing Benefits

or Call Derbyshire 08 456 058 058 for welfare benefits/social services

advice and an idea of what help you might get towards your rent and

charges.

 

1) Costs for rented apartments

The rent will be £87.57 (this includes an inflationary increase for 2009/10,

which has yet to be agreed with The Homes and Communities Agency)

Service charge for communal facilities is £33.35. If you are eligible to claim

housing benefit, you are not liable to pay all of the amount

Service charge for Heating, electric, water and warden call for individual

apartment is £18.39. This amount is not eligible for Housing Benefit, so you

will have to pay this amount.

Meal charge – approximately £49.50 per week, only £14.05 of this would not

be able to be claimed from Housing Benefit if you are eligible to receive it.

Support Charge of approximately £14.42 per apartment per week but if you

are eligible for Housing Benefit, this would be paid automatically by

‘Supporting People.

Total charge - £139.31 plus meal charge and support payment (Total

£203.23 before any contribution from HB or Supporting people)

Amount to pay if you are eligible for full Housing Benefit - £18.39 +

payment for meals of approximately £14.05

NB service charges are approximate still at this stage.

 

2) Rent for those people who purchase under Homebuy scheme

For Home-buy shared ownership purchasers, the rent you pay varies,

depending on the share you buy. It will be 2.75% of the value of the share

3) Home-buy shared ownership and outright sale apartments

The service charge for communal facilities is £37.85. If you are eligible to

claim housing benefit, you may not be liable to pay this amount

There is also a charge for support of approximately £14.42 per apartment per

week but if you are eligible for Housing Benefit, this could be paid

4) How to apply for an apartment

Rental apartments

Expressions of interest for rental apartments should be made to Rykneld

Homes CHOICEMOVE – please call 01246 217650. You will then be given

information about how to apply. Bids will be accepted between 17th of Feb and

16th of March 2009. Applicants will have a social services assessment to

determine their level of care needs, then an allocations panel will assess

applications if the eligibility criteria are met.

 

5) Buying an apartment, outright or via shared ownership

To buy outright, or purchase a shared ownership apartment, contact Crucible

Please note that there has been a huge interest in this scheme so we

recommend that applicants look at both the rental and purchase options,

especially those with a property to sell.
